That principle is called scarcity, and it plays a major role when selling a home. Here’s what I mean: There are only so many homes on the market in any given neighborhood for buyers to consider. The key is to play up your home without coming across too strong.


An easy way to do this? Use your listing description to highlight your home’s unique features like:


- “Most level lot on the street”

- “Only basement home on the block”

- “Situated on a cul-de-sac lot with a private backyard”
